Summary of The Grove

The Grove is a low-rise project by Sobha Group in Sobha Sanctuary, Dubailand, Dubai. It includes villas with 4, 5 or 6 bedrooms and an extra room (maidโ€™s room). Floor areas range from 456 to 669 m2. The starting price is AED 9,320,000. Handover is scheduled for Q3 2029. The project is part of the larger community Sobha Sanctuary, which reserves more than half of the site for green and open space. The villas are designed with a private courtyard, a private swimming pool and spacious terraces. The architecture is modern with large glass parts that connect inside and outside. The project offers a quiet living environment without high-rise construction.

Within the community are facilities within walking distance, such as a co-working space, a gym, a yoga room, a playground and covered seats. The master plan of Sobha Sanctuary is set up around four pillars: nature, water, wellness and community. Residents have access to walking trails, botanical gardens and meditation lawns. The payment plan is 60/40, where you pay 20% and pay the rest in instalments until handover. You will be guided by a registered real estate agent with a RERA licence registered with the Dubai Land Department. You donโ€™t have to contact the developer yourself. The real estate agentโ€™s running all the comms.

The unit mix at The Grove

The villas in The Grove are available in three types. The type with 4 bedrooms has an area of 456 to 463 m2. The type with 5 bedrooms measures 538 to 540 m2. The type with 6 bedrooms has an area of 668 m2. All villas are equipped with an extra room (maidโ€™s room) and some layouts have a study room or an internal lift, depending on the type chosen. The apartments are smart home ready and have their own courtyard and private swimming pool. The layouts are spacious with an open living room and large windows.

The finish is modern and subdued. In the master bedroom muffled shades of grey have been used with an upholstered mainboard wall and a round mirror console. The kitchen is equipped with light castlework and a stone worktop. Built-in equipment and an extractor hood stand out because of their design. Large windows provide daylight and views of the green environment. The terraces are spacious and connect the interior with the private outdoor area. The floors and walls are neutrally finished so you can determine the interior to your own taste. Some villas have an internal lift, which increases comfort. The bathrooms are equipped with high-quality taps and plumbing.

The building and developer Sobha Group

The Grove is a low-rise enclave in Sobha Sanctuary. The villas are located on quiet streets with green buffers that separate The homes from more busy roads. Each home has its own courtyard, private swimming pool and terraces. The architecture is simple and contemporary, with lots of glass and horizontal lines. The project is designed in such a way that almost half of the entire Sobha Sanctuary site consists of open and green space. In addition, there are green corridors and water features running through the plan. The streets are designed so that residents are in a quiet environment.

Sobha Group is the developer of The Grove. The company is based in Dubai and is known for the construction of homes and masterplans. In Sobha Sanctuary several projects have been planned or realized. The community is designed around four pillars: nature, water, wellness and community. Residents can use walking and cycling paths, botanical gardens, meditation lawns and a water party that runs through the plan. Facilities are available within walking distance. The project focuses on residents who are looking for a quiet, green environment without sacrificing accessibility. The housing density is low.

Dubailand as a place to live

The Grove is located in Dubailand, a large area in Dubai known for its many residential projects and attractions. The project is located in the community of Sobha Sanctuary, which borders on green zones and water features. The area is quiet and spacious. From The Grove you can reach Dubai Outlet Mall in about 10 minutesโ€™ drive. Dubai Rugby Sevens stadium is approximately 5 minutes away. Downtown Dubai is about 30 minutesโ€™ drive away. Al Maktoum International Airport is approximately 30 minutes away and Dubai International Airport is approximately 35 minutes away. These times are indicative.

The location offers a good balance between peace and accessibility. You drive through main roads fast to other parts of the city. The community itself is green, with parks, walking trails and cycle paths. Residents can use the facilities within walking distance. The project is suitable for those who want to live close to the city, but still seek a spacious and green environment. The area is in full development, with new projects and facilities nearby. As a result, value development is positive in the longer term. Several schools and medical facilities are also planned in the area.

How the payment plan works at The Grove

The Grove has a payment plan of 60/40. You pay 20% as a deposit when booking a property. The rest of the 60% will be paid in terms of terms during construction, coupled with milestones. You will complete the last 40% on completion in Q3 2029. The starting price for a villa is AED 9,320,000. The exact conditions may vary per property type. You will receive a clear overview of all payment periods in advance. The payment plan is intended to pay the investment spread. Progress updates are shared regularly during construction. Payments are made via an escrow account in accordance with the requirements of the Dubai Land Department.

You will be guided by a registered real estate agent with a RERA licence who is registered with the Dubai Land Department. This real estate agent arranges contact with the developer and guides you throughout the entire process, from reservation to handover. You donโ€™t have to contact Sobha Group yourself. The real estate agent can also help finance the property or resell at a later date. All agreements are made in writing in accordance with the rules of the Dubai Land Department. You will receive all documents in advance for evaluation.

How does a mortgage work for off-plan property in Dubai?

You use your own funds during construction. You pay the payment plan instalments from your own funds. A mortgage is usually arranged only at handover, for the amount still outstanding at that point. Some banks provide finance earlier, but the UAE Central Bank sets a 50% maximum for off-plan property.

Situation (UAE resident)Maximum mortgage
First home up to AED 5m80%
First home above AED 5m70%
Second home or investment60%
Off-plan, before handover50%

Non-resident? These maximums do not automatically apply. Banks use their own, usually stricter, rules for foreign buyers. If you live abroad, expect to contribute more of your own funds.

Income matters. In principle, your total monthly debt repayments may not exceed 50% of your gross monthly income, and the mortgage may not exceed 7 times your annual income. The maximum term is 25 years.

Borrow more after handover? If the property is worth more than your purchase price at handover, a bank may sometimes provide additional finance based on the valuation through equity release. This requires a separate discussion with an adviser.

An estimate, not advice or an offer. Statutory maximums are no guarantee. Income, debts, age, employer and credit profile determine what a bank will actually lend.
