About us
Buy Dubai Off-Plan is a comparison platform for off-plan property in Dubai and Abu Dhabi. We bring together the offering of hundreds of developers in one place, with the same details for every project: starting price, payment plan, handover, location, floor plans and the official brochure. We then put you in touch with one registered agent who fits your requirements.
What we do
We collect and compare. For every project we record the same fields, so you can put projects side by side instead of decoding ten different brochures. You can filter by location, type, number of bedrooms, price, handover and amenities. The brochure is sent to you by email, without having to speak to anyone first.
We also connect you with an agent who fits your requirements. How we make that choice is explained further down this page.
And we help you engage the other parties involved in buying from abroad. Think of mortgage lenders, exchange offices for both regular and digital currency, applying for an Emirates ID, and after handover things like renovation, furniture, interior design and tradespeople such as a plumber. You do not have to track those parties down yourself from another country.
What we are not
We are not a real estate agency. We do not sell homes ourselves, we hold no units in portfolio and we give no investment advice. The purchase itself always runs through an agent who is registered in Dubai.
That distinction is not a formality. Agents often have an arrangement with a particular developer and will push those projects first. With us you compare all developers side by side. If you are interested in a specific developer, we look for the agent who has the best terms with them.
An agent also cannot pay us for more enquiries, a higher position in the results or extra attention. That option does not exist here, in any form.
How the matching works
You fill in a form with your budget, your requirements and the language you want to be helped in. We look at which agent fits and put you in touch with that one agent. Not with five at once. Your details are not sold on to multiple parties and you will not get a round of calls from offices you never approached.
What we look at, among other things:
- Terms with the developer. Agents who have sold more with a developer sometimes receive a discount or better terms there. That advantage ends up with the buyer.
- Segment. One agent specialises in the luxury segment, another in the mid-market. That shows in the quality of the advice.
- Rental. If you are buying to let, we connect you with someone who can advise you on that too.
- Language. You are helped in the language you choose yourself.
On top of that we weigh a number of other points, such as experience with the type of project you are looking at.
What an agent has to meet
Every agent we work with is registered with the Dubai Land Department and can hand over a verifiable RERA or ORN number. Always ask for it, including when you buy without us. In Dubai it is the simplest way to check that you are dealing with an authorised party.
We also look at what happens after the sale. We only work with agents who demonstrably stay available after the purchase and keep helping the buyer. With off-plan you are buying something that does not exist yet, so the contact continues long after the signature.
What it costs you
Nothing. Our matching is free and the agent's services are free for the buyer as well.
How that works: the developer pays the agent, which covers the cost of selling. The agent then pays us once a transaction completes. So you do not pay more for a property than you would by approaching the developer directly.
What is and is not in the comparison
We show off-plan new build in Dubai and Abu Dhabi from AED 650,000. Existing property and the resale market are not included yet. Projects that have since been handed over do stay on the site, with a note, because the information is still useful.
Project details come from the developers and are updated regularly, but prices, floor plans and handover dates can change. Always check them in the sale agreement before you sign anything.
