Handover is scheduled for the third quarter of 2029. The prices start from AED 1,610,000. The project combines comfort, innovation and environmentally conscious design with smart space planning and sophisticated architecture. Residents benefit from living in one of the most advanced urban environments in the world. Masdar City is known worldwide as a centre for clean technology and sustainable urban development. The project responds to this vision with energy-efficient solutions and green spaces.

The building has 101 residential units, spread over two basement floors, a ground floor and six floors. Residents have access to a range of amenities including a swimming pool for children and adults, a gym, a playground, barbecue spots and green areas. There is also private parking. SILA offers a unique opportunity to live in a forward-looking environment in Abu Dhabi.

Unit types and layouts in SILA

The apartments in SILA are available with 2, 3 and 4 bedrooms. The 2-bedroom apartments range from 94 to 182 m2, the 3-bedroom apartments from 145 to 223 m2, and the 4-bedroom apartment has an area of 241 m2. Each apartment is designed with a smart layout, spacious living room, modern kitchen and well finished bathrooms. The finish is of high quality with durable materials that match the ecological character of the project. Large windows provide plenty of natural light and views of the green environment. The apartments are located on different floors, with floors from the ground floor to the sixth floor.

In addition to apartments, SILA also offers townhouses with 3 and 4 bedrooms. The 3-bedroom townhouse has an area of 174 m2, while the 4-bedroom townhouses range from 195 to 316 m2. These houses have their own entrance, several floors and often have their own outdoor area. The layout is aimed at privacy and comfort for families. All houses are equipped with modern installations and a contemporary finish. The townhouses are within the same project and share the common amenities such as gardens, swimming pools and playgrounds. This creates a diverse mix of housing types that responds to different living needs.

The short distances to leisure, shops and airport significantly increase living comfort.

Paying in instalments at SILA

SILA uses a flexible payment plan spread over the construction period and handover. When booking, the buyer pays a deposit of 10% of the purchase price. A further 20% of the price is then spread over the construction phase, which means that a total of 30% is paid before handover. The remaining 70% will be paid at handover in the third quarter of 2029. This 30/70 distribution allows buyers to spread their investment and only pay most of the money when the property is ready. The plan is transparent and easy to follow.

SILA Buyers are guided during the entire purchase process by a registered real estate agent with a RERA licence, registered with the Dubai Land Department. This real estate agent handles communication with the developer and guides all administrative steps. The buyer does not have to contact the developer himself; everything is done through the real estate agent. This ensures a smooth and secure transaction, from the first call to the transfer at handover. The real estate agent provides expert advice on the housing types, the payment plan and the legal aspects. For example, the buyer can invest in real estate in Abu Dhabi with confidence.

How does a mortgage work for off-plan property in Dubai?

You use your own funds during construction. You pay the payment plan instalments from your own funds. A mortgage is usually arranged only at handover, for the amount still outstanding at that point. Some banks provide finance earlier, but the UAE Central Bank sets a 50% maximum for off-plan property.

Situation (UAE resident)Maximum mortgage
First home up to AED 5m80%
First home above AED 5m70%
Second home or investment60%
Off-plan, before handover50%

Non-resident? These maximums do not automatically apply. Banks use their own, usually stricter, rules for foreign buyers. If you live abroad, expect to contribute more of your own funds.

Income matters. In principle, your total monthly debt repayments may not exceed 50% of your gross monthly income, and the mortgage may not exceed 7 times your annual income. The maximum term is 25 years.

Borrow more after handover? If the property is worth more than your purchase price at handover, a bank may sometimes provide additional finance based on the valuation through equity release. This requires a separate discussion with an adviser.

An estimate, not advice or an offer. Statutory maximums are no guarantee. Income, debts, age, employer and credit profile determine what a bank will actually lend.
