About The Wadi

The Wadi is a new apartment project by Reportage Properties on Yas Island in Abu Dhabi. The project is located on the Yas Canal and consists of two residential towers with studios and apartments with 1 to 4 bedrooms. The areas range from 35 to 319 m2. Handover is planned for the fourth quarter of 2030. The starting price for a home is 750.000 AED. The payment plan is 30/70 with a down payment of 5 percent on booking. The project offers various amenities such as a gym, spa and sauna, tennis courts, a playground and walking and cycling paths. The community is located on Yas Island, close to attractions such as Ferrari World and Etihad Arena.

The architecture of The Wadi is inspired by local Arab traditions, with facades that refer to mashrabiya, dunes and dhows. Green terraces run along the towers and provide shade and a natural appearance. The homes are modernly finished with kitchens equipped with cabinets and worktops, bathrooms with shower and double glazing. The community on the Yas Canal has a waterfront promenade with shops and restaurants, covered seating and a multifunctional lounge. For sport and relaxation there are, among other things, a gym, spa and sauna, tennis courts and walking and cycling paths. Children can play in the playground and there is plenty of greenery. The project will be handed over in Q4 2030.

The range of homes in The Wadi

The Wadi offers apartments with studios and 1 to 4 bedrooms. The areas range from 35 to 319 m2, so there is a suitable home for different living needs. Each home has its own terrace or balcony and a high ceiling, which creates a spacious feeling. The layout is open with a living room and kitchen, with the kitchen equipped with cabinets and worktops. The bathrooms are fully finished with a shower. In addition, all homes have double glazing and air conditioning. The apartments are modernly finished and ready to furnish to your own taste.

The buildings have green terraces that run in steps along the facade and provide shade and privacy. The homes have large windows that let in plenty of daylight and offer views of the surroundings, including the Yas Canal and the green inner courtyards. The community is car-free with walking and cycling paths and there is sufficient parking for residents. In addition to the standard apartments, no other home types are available; the project focuses exclusively on apartments. The finish is of high quality with attention to detail. The handover of all units is planned for Q4 2030.

Architecture of The Wadi and developer Reportage Properties

The Wadi consists of two residential towers, E1 and E2, designed with an architecture inspired by the Arab landscape and waterfront traditions. The facades have elements of mashrabiya, dunes, canyons and dhows, which creates a contemporary appearance with respect for heritage. The towers are surrounded by green terraces that step down and are planted with palms, succulents and native shrubs. These terraces act as a buffer and private garden. The master plan follows the flow of water, with curved paths and a central green valley that provides movement and calm. The community covers more than 140.000 square metres and is located on the Yas Canal.

Reportage Properties is the developer of The Wadi. The project offers a wide range of amenities for residents. There is a gym in each building, a spa and sauna, tennis courts and opportunities for cycling and running. For children there is a playground and there are covered seating areas and a multifunctional lounge for social gatherings. For convenience, there are shops and restaurants within the community. In addition, there is plenty of greenery and parking. The waterfront location on the Yas Canal is complemented by a promenade. All facilities are maintained and accessible to residents.

The setting of The Wadi in Yas Island

The Wadi is located on Yas Island, one of the most vibrant areas of Abu Dhabi. The island is known for its entertainment, with attractions such as Ferrari World, Etihad Arena and various shopping and dining options. The project is located on the Yas Canal, within walking distance of the water and with easy access to the main roads. The surroundings are quiet and green, with plenty of space for relaxation. From The Wadi, many destinations are quickly reachable: Etihad Arena is about 5 minutes by car, Ferrari World about 10 minutes, Al Raha Beach about 10 minutes and Masdar City about 10 minutes.

Downtown Abu Dhabi can be reached by car in about 25 minutes, while Khalifa City is about 15 minutes away. The Sheikh Zayed Grand Mosque is also about 10 minutes away. Within Yas Island itself, most amenities are within a short distance, with restaurants, shops and entertainment about 10 minutes by car. The location on the Yas Canal offers a pleasant waterfront experience with walking and cycling paths along the water. For daily groceries there are shops in the community, and for a more extensive shopping experience there are nearby malls. The access roads connect The Wadi quickly with the rest of Abu Dhabi and Dubai to the south.

The 30/70 payment plan of The Wadi

The payment plan for The Wadi is 30/70, which means you pay 30% of the purchase price during the construction phase and the remaining 70% on handover. When booking a home you pay a down payment of 5%, which is part of that 30%. The remaining 25% is spread over the construction period according to a fixed schedule. This ensures a spread of costs. Handover is planned for Q4 2030, so you have several years to make the payments. The starting price for an apartment is 750.000 AED. For specific details about the payment schedule, you can contact the broker who guides you.

As a buyer of a home in The Wadi, you are guided by a registered broker with a RERA licence who is registered with the Dubai Land Department. This broker handles contact with the developer and guides you through every step of the purchase process, from choosing a unit to signing the purchase agreement. You do not need to contact Reportage Properties yourself; everything goes through the broker. This gives you certainty and convenience, especially if you are buying from the Netherlands or Belgium. The broker can also help with questions about financing, handover and transfer of ownership. The payment plan remains unchanged, regardless of which broker you buy through.

How does a mortgage work for off-plan property in Dubai?

You use your own funds during construction. You pay the payment plan instalments from your own funds. A mortgage is usually arranged only at handover, for the amount still outstanding at that point. Some banks provide finance earlier, but the UAE Central Bank sets a 50% maximum for off-plan property.

Situation (UAE resident)Maximum mortgage
First home up to AED 5m80%
First home above AED 5m70%
Second home or investment60%
Off-plan, before handover50%

Non-resident? These maximums do not automatically apply. Banks use their own, usually stricter, rules for foreign buyers. If you live abroad, expect to contribute more of your own funds.

Income matters. In principle, your total monthly debt repayments may not exceed 50% of your gross monthly income, and the mortgage may not exceed 7 times your annual income. The maximum term is 25 years.

Borrow more after handover? If the property is worth more than your purchase price at handover, a bank may sometimes provide additional finance based on the valuation through equity release. This requires a separate discussion with an adviser.

An estimate, not advice or an offer. Statutory maximums are no guarantee. Income, debts, age, employer and credit profile determine what a bank will actually lend.
