Who is Buying Property in Dubai in 2025? The Top Five Nationalities and Why
Dubai remains a globally popular location to buy property, and 2025 is no different. Buyers come from all corners of the world, but five nationalities stand out. What is happening in their home countries that influences their choices?
1. India (22%)
Buyers from India continue to be the largest group. The short distance to Dubai, strong family ties, and the tax-free climate make investing attractive. The weak rupee means that investing in a dollar-pegged market like Dubai helps to protect capital. Long-term visas and high rental yields also make it an appealing prospect.
2. United Kingdom (17%)
British investors face high taxes at home, including significant purchase taxes, taxes on rental income, and inheritance tax. Low yields and falling house prices in cities like London further drive the urge to look to Dubai for better terms and more stable growth.
3. China (14%)
The property market in China is weak, with low returns and stricter capital controls. This leads many Chinese investors to seek a secure alternative. Dubai offers direct flights, a stable economy, attractive visas, and strong returns on real estate.
4. Saudi Arabia (11%)
Saudis primarily invest in luxury segments such as Palm Jumeirah, DIFC and Downtown. The combination of beachfront locations, a more liberal lifestyle, and higher returns than in Riyadh attracts them. These are often high-net-worth buyers who use Dubai as a second home.
5. Russia (9%)
Despite sanctions and pressure on the rouble, Russian buyers remain active. Investing in Europe has often become impossible, making Dubai an attractive alternative. The stability, neutral image, luxury lifestyle, and tax benefits make it a safe haven for capital.
Additionally, the UAE maintains a relatively neutral stance in geopolitical situations.
Therefore, the Dubai property market attracts a mix of nationalities, each with their own motives. Economic uncertainty, tax burdens, and political tensions in their home countries ensure that Dubai remains an attractive proposition.
The Netherlands does not (yet) feature on this list, but perhaps that could change.
