Investing in property in Dubai often sounds like a golden opportunity, but there are also risks that not everyone is open about. This is especially true if you are buying off-plan or expecting to achieve high returns; it is important to be vigilant.

The Risks of Buying Off-Plan and Exaggerated Returns

A 10% return sounds attractive, but it is increasingly difficult to actually achieve that today. Some real estate agents give the impression that this is still standard, but in the current market, that is rarely the case. If you are led by incorrect information, you run the risk of being disappointed.

Another common problem is delays with off-plan projects. What starts as a project with a handover in two years can easily take three or four years. This means your investment is lying idle while your plans may have already progressed.

Furthermore, not all off-plan offerings are equally attractive. Currently, there are many projects that, according to experts, are simply too expensive for what you get. The hype surrounding property in Dubai sometimes keeps prices artificially high, even when the quality or location does not always justify it.

Opportunities Still Exist, But Be Critical

Nevertheless, there are still opportunities in the market. Savvy buyers do not just look at promises, but focus on the price-quality ratio and the location. Those who manage to secure a sharp price in a good neighbourhood can still build value.

In short: do not be dazzled by smooth talk and high percentages. Dubai remains an interesting market, but only if you stay critical and know what you are doing.
