What Not Every Dubai Real Estate Agent Will Tell You
Dubai remains a popular destination for property investors, particularly when it comes to off-plan projects. These projects are often sold based on visualisations and promises of luxury amenities, prime locations, and spectacular views. However, there is a significant caveat that few property advisors will share with you.
Your View Today Is Not Guaranteed for the Future
What many people do not realise is that a beautiful view at the time of purchase offers no guarantee for the future. A common scenario is that a project is presented in its renderings with an open, unobstructed view of the sea, skyline, or park. However, if there is an empty plot of land directly in front of the building, there is a chance that a new project will be built there in the coming years.
Once that happens, your view can disappear completely behind another building. This has direct consequences for the appeal of your property, as well as for its capital appreciation and potential return on investment. Where you could previously command a premium for the unobstructed view, you may later have to compete with other units that have no view at all.
Conduct Your Own Due Diligence Before You Sign
Many real estate agents in Dubai focus primarily on closing a deal quickly. As a result, crucial information about the surrounding area is sometimes omitted or not fully disclosed. It is therefore essential that you conduct thorough research into the environment of the project you wish to invest in.
Always check if there are any vacant plots around the building and review the development plans with the relevant municipality or master developer. Popular areas such as Downtown Dubai, Business Bay, or Dubai Marina may still be under extensive development. In such areas, the risk of future construction projects is high.
Those looking to invest wisely in Dubai would do well to look beyond the sales pitches and visualisations. The view you buy today could be gone tomorrow. By conducting proper due diligence, you not only protect your investment but also increase your chances of long-term returns.
