Jumeirah Launches Branded Residences on Al Maryah Island in Abu Dhabi

Abu Dhabi is set to receive its most exclusive branded residence development to date. Jumeirah Group, the hotel company behind the iconic Burj Al Arab in Dubai, has announced a new residential project on Al Maryah Island in the heart of Abu Dhabi’s financial district.

The Expression of Interest (EOI) phase is now open, meaning interested parties can register for allocation before the official sales launch. For a city with a shortage of ultra-premium branded residences offering hotel-style services, this is a notable addition.

The project is being developed in collaboration with architect Shaun Killa, the same architect responsible for the Burj Al Arab, Four Seasons Saadiyat and the Shebara Resort in Saudi Arabia. This combination of Jumeirah’s hospitality expertise and Killa’s architectural signature suggests a building designed to compete with the best in the world.

Location in the Financial Heart of the Capital

Al Maryah Island is not just any location in Abu Dhabi. The island is home to the Abu Dhabi Global Market (ADGM), the financial free zone that has grown significantly in recent years. Major names like BlackRock have offices here, alongside numerous hedge funds and wealth managers. The area is aptly referred to as the capital of capital.

This concentration of financial professionals creates demand for high-quality living within walking distance of the office. Not everyone in the financial sector wants to live in a villa. Many executives seek an apartment with premium services, similar to what they are accustomed to in top-tier hotels. Jumeirah Residences directly caters to this demand.

Competition in this segment is limited. The Four Seasons on Al Maryah Island is currently the only true comparison, with just 124 private residences. This limited supply combined with growing demand explains why Jumeirah sees opportunity here. Abu Dhabi simply lacks the type of ultra-premium branded residences that Dubai offers.

253 Apartments with Jumeirah Hotel Services

The project comprises 253 apartments ranging from one to five bedrooms. The units will feature spacious private terraces, floor-to-ceiling windows for maximum natural light, and uninterrupted views of the sea, skyline, and promenade. The location adjacent to The Galleria Mall, Abu Dhabi’s most premium shopping destination, adds a further practical advantage.

The amenities are what you would expect from a Jumeirah project: a sky garden, a spectacular elevated swimming pool, lounges exclusive to residents, restaurants, both indoor and outdoor pools, waterfront dining, and the signature hotel services for which Jumeirah is known. Think concierge, valet parking, housekeeping, and everything you would expect in a five-star hotel, but in your own home.

This hotel service is precisely what distinguishes branded residences from regular luxury apartments. You are not just buying square metres and a view, but also access to a level of service that is difficult to organise independently. For busy professionals with little time for household matters, this is a concrete added value.

Prices are expected to reach record levels for Al Maryah Island. Jumeirah is clearly positioning this in the absolute top segment, and with limited competition and strong demand from the financial sector, they are likely to achieve these prices.

For those interested, early registration via the EOI phase is typically advantageous. The earlier you are in the process, the better your allocation usually is in terms of floor, orientation, and pricing. The official launch with final prices and availability will follow later.
