What is an Escrow Account and Why is it Important in Dubai?

Anyone researching property in Dubai will eventually come across the term 'escrow account'. This plays a crucial role, especially in off-plan projects where you invest in a property that has yet to be built. But what exactly is it, and why does it offer buyers more security?

An escrow account is a blocked bank account set up specifically for a particular real estate project. The money that buyers transfer for their property does not go directly to the developer, but into this account. Only when the construction actually progresses and is verified is the developer permitted to withdraw funds from the escrow account in stages.

How does it work in practice?

Imagine you buy an apartment that will only be completed in two years. Every payment you make goes into the escrow account. An independent regulator or government authority then verifies whether the construction is progressing according to schedule. Only then does the developer receive permission to use a portion of the funds. This system prevents developers from using the money for other purposes or projects from being halted midway due to a lack of funds.

If the project does experience delays or is cancelled, the money remains secure in principle. In some cases, buyers can even reclaim their funds if the project is definitively cancelled. This makes investing in off-plan projects in Dubai significantly more transparent than in many other countries.
