Villa Prices Rise Sharply in Dubai and Abu Dhabi

The villa market in the United Arab Emirates continues to experience strong growth, with notable price increases in both Dubai and Abu Dhabi. Various communities in both cities demonstrate that the demand for luxury homes remains consistently high. But where are prices rising the fastest?

Price Development in Dubai: Impressive Growth

In Dubai, some neighbourhoods have increased significantly in value over the past year. In District 1, prices rose from AED 24,760 to AED 27,880 per m2, representing an increase of 10.2%. On Palm Jumeirah, one of Dubai's most exclusive locations, villas went from AED 37,450 to AED 42,930 per m2, a rise of 14.6%.

Dubai Hills showed substantial growth of 24.4%, from AED 19,810 to AED 24,650 per m2. Arabian Ranches 1 performed even better with an increase of 28%, from AED 12,270 to AED 15,710 per m2.

Although it may seem that many new villas are being handed over, the reality is that supply is lagging behind demand. The marketing around new projects is intensive, but this does not mean that enough is actually being built. As a result, villa prices continue to rise faster than apartment prices.

Abu Dhabi Focuses on Luxury and Future Vision

The market is also moving in Abu Dhabi. The government is stimulating growth by attracting major investors such as BlackRock and announcing new projects like Disneyland on Yas Island. These developments are generating increased interest in the real estate market.

On Hidd al Saadiyat, the price rose from AED 25,830 to AED 30,470 per m2, an increase of 17.5%. On Saadiyat Island itself, prices went from AED 21,640 to AED 24,600 per m2, representing a rise of 13.6%. Importantly, many off-plan projects here have not yet been completed, which means the average price remains relatively low.

Al Reem Island, the city's financial centre, saw a price increase of 15.4%, from AED 13,540 to AED 15,630 per m2. Yas Island, known for its theme parks and Formula 1, experienced a modest rise of 6.8%, from AED 14,530 to AED 15,500 per m2.

Although Yas Island offers much entertainment, it is less regarded as a premium location for villas. For apartments, it is attractive for short-term rentals, but for luxury villas, many people prefer a location just outside the hustle and bustle.

Conclusion: Both Cities Show Strong Growth

Both Dubai and Abu Dhabi are showing impressive growth figures in the villa market. In Dubai, this often involves established prime locations with limited new construction, while Abu Dhabi is fully focused on new projects and future investments. Those who choose the right community can benefit from the rising value of villas in both cities.
