What exactly is the difference between a villa and a townhouse? Many people use the terms interchangeably, but there is a distinct difference between these two property types. Both forms are common in popular areas such as Dubai Hills Estate and The Valley, so it is useful to know what to expect.

A villa offers more space and privacy

A villa is a detached home without shared walls with neighbours. This type of house is often more spacious and stands on a larger plot. This provides ample room for a private garden, and often also a swimming pool, a children’s play area or a barbecue spot. You are not directly next to your neighbours, which offers a sense of tranquillity and luxury. You will see this type of property in villa communities where privacy and comfort are paramount. In areas such as Palm Jumeirah, for example, you will find villas with large gardens of over 500 m² and spacious interiors that can sometimes cover 400 m².

These properties are often popular with families looking for peace and space. The higher degree of privacy also makes a villa attractive for those who enjoy a luxury lifestyle and want enough outdoor space to enjoy Dubai’s sunny climate.

Townhouses are terraced homes with less space

A townhouse, also known as a terraced house, is part of a row of homes that are attached to each other. These properties share side walls with neighbours, which means you sacrifice some privacy.

Townhouses are usually smaller than villas, both in terms of living space and garden size. The garden is often limited to a small backyard patio, for example from 40 to 80 m².

Townhouses are often popular in projects by developers such as DAMAC or Emaar, where communal facilities like swimming pools, gyms and playgrounds are a key part of the living concept. This generally makes a townhouse more affordable, but it also means you have slightly less space and quiet compared to a villa.

Both property types have their own advantages, depending on your wishes and budget. If you want a lot of space, a large garden and privacy, then a villa is likely a better fit. If you are looking for something more compact and perhaps more affordable, then a townhouse can be an excellent choice.
