Record AED 67 billion in Dubai property sales for May 2025

In May 2025, Dubai's property market reached a record high with a total sales value of 67 billion AED (approximately €18.2 billion). This growth is part of a broader trend of significant increases in both primary and secondary real estate transactions in the city.

This represents a 44 percent growth in total sales value compared to May 2024.

Growth in both off-plan and existing homes

The chart clearly shows that both market segments are contributing to this rise. The sales value of new projects, also known as the primary market, grew by 65 percent year-on-year. The secondary market, where existing homes are traded, showed a growth of 23 percent.

This indicates a healthy balance between demand for new off-plan projects and existing homes in popular areas such as Dubai Marina, Palm Jumeirah and Downtown Dubai.

Blockchain and tokenisation gain importance

In addition to the growth in sales figures, there is also a notable development in the digitisation of property transactions. In May 2025, a record deal of 11 billion AED (€3 billion) was announced utilising blockchain technology. This deal highlights the emerging role of tokenisation in the real estate sector, where digital tokens linked to real properties can be traded more easily.

Tokenisation provides greater transparency, lower costs and faster transactions. International buyers, in particular, are showing interest in this, as it provides access to the market without the need to be physically present in Dubai.

New regulations boost confidence

The Dubai government is actively responding to these changes. New regulations are designed to provide better protection for buyers and investors. These rules are intended to prevent fraud and ensure greater transparency throughout the purchasing process. This further increases confidence in the property market, leading to more transactions and investments.

Outlook for the rest of 2025

If this trend continues, 2025 could prove to be a historic year for property in Dubai. With monthly transaction values approaching 70 billion AED and a growing number of digital innovations such as tokenisation and blockchain, the market appears to be developing into one of the most modern real estate markets in the world.
