About The Edit

The Edit is a new residential project by Meraas in Dubai Design District (D3). This project offers apartments and penthouses with 1, 2, 3, 4 or 5 bedrooms. The three towers lie on the water and combine a creative environment with modern living. The starting price is AED 2,000,000 and handover is planned for the second quarter of 2030. The project comprises a total of 557 homes, divided into three towers connected by lobbies. D3 is known as Dubaiโ€™s design and art district, which provides an inspiring living environment.

The apartments vary in size from 71 to 1211 m2, with apartments from 70 m2 and penthouses up to 1210 m2. The 5-bedroom penthouses are the largest units and offer panoramic views. The project also includes amenities such as sky gardens, swimming pools, a wellness studio, a padel court and a cinema. The three towers are interconnected via the lobbies, giving residents easy access to all facilities. The architecture is modern with a lot of attention to natural light and outdoor spaces. Each apartment has a balcony and floor-to-ceiling windows. Meraas will deliver the project in the second quarter of 2030.

Homes and sizes at The Edit

The project offers different housing types ranging from compact 1-bedroom apartments to spacious 5-bedroom penthouses. The 1-bedroom apartments have an area of 70 to 87 m2, ideal for singles or couples. The 2-bedroom apartments are spacious with 105 to 182 m2 and offer extra comfort for small families. The 3-bedroom apartments including extra room (maidโ€™s room) range from 198 to 251 m2 and are suitable for larger families. The 4-bedroom apartments with maidโ€™s room are 257 to 276 m2 and offer plenty of living space. The penthouses with 5 bedrooms are the most exclusive houses with an area of 813 to 1210 m2.

All houses are equipped with balconies and floor-to-ceiling windows that provide plenty of natural light and views of the surroundings. The layout is modern and open, with a focus on functionality and comfort. The extra room (maidโ€™s room) in the larger apartments can be reached separately and offers extra privacy. The finish is high quality with luxurious materials and modern kitchens. The penthouses have extra spacious outdoor areas with panoramic views. Each apartment is carefully designed to create a sense of space and elegance. The properties are suitable for both private residence and rental, given the location in the popular D3.

The Edit and the approach of Meraas

The project The Edit consists of three towers that together form a harmonious whole. Tower A has 30 floors, Tower B 37 floors and Tower C 33 floors. In total, the project comprises 557 dwellings spread over the three towers. The towers are interconnected via the entrance lobbies on the ground floor, giving residents easy access to the facilities in each tower. On the roofs of the towers are sky gardens, where residents can relax with views over Dubaiโ€™s skyline. The architecture is characterized by soft lines, vertical elements and well placed balconies, which creates a contemporary look.

The developer of The Edit is Meraas. The building is designed with great attention to the comfort of the residents. The common areas are spacious and include an entrance lobby, social seating areas, a BBQ room, family lounges, a wellness studio, a yoga studio, a padel court and a cinema. In addition, there are several pools. The towers are surrounded by greenery, with palm trees and landscape architecture that create a quiet atmosphere. Each tower has three basement floors and a ground floor connected to each other. The towers are so positioned that many houses have views of the water or skyline.

Living in Dubai Design District (D3)

The Edit is located in Dubai Design District (D3), a creative district in Dubai known for its design and art scene. The district is home to numerous galleries, studios, showrooms and creative companies. The location is central, with excellent connections to the rest of the city. From the project several hotspots can be reached quickly. Dubai Mall and Downtown Dubai are about a 5-minute drive away. The iconic Burj Khalifa can be reached in about 10 minutes. Business Bay and the Dubai International Financial Centre (DIFC) can also be reached in about 10 minutes. City Walk is even closer, about 5 minutes.

Dubai International Airport is approximately 15 minutesโ€™ drive away, making the project attractive for frequent travelers. The area of D3 is lively and offers a mix of work and living functions. There are several restaurants, cafes and boutiques nearby. The Dubai Water Canal is nearby and offers opportunities for hiking and water sports. The location by the water provides a quiet atmosphere, despite its proximity to the busy city centre. Due to its central position, other parts of Dubai, such as Business Bay and Downtown, are also easily accessible. The infrastructure is well developed with wide roads and public transport nearby.

Payment plan for The Edit

The payment plan for The Edit is 75/25. This means that 75% of the purchase price is paid in instalments during construction and the remaining 25% at handover in Q2 2030. A deposit of 20% is required when booking a property. The remaining 55% will be distributed over the construction period according to a schedule established by the developer. This scheme is usually linked to building mileage. Buyers can plan their payments based on the progress of the project. It is important to take account of these deadlines in order to avoid delays.

When purchasing a property in The Edit, you will be guided by a registered real estate agent with a RERA licence, who is registered with the Dubai Land Department. You donโ€™t have to contact the developer; the real estate agent arranges all communications and paperwork. This ensures a smooth running of the purchasing process. The real estate agent can also advise you about the best housing types and available units. In addition, the real estate agent can help to obtain funding if necessary. Buyers should make all payments via official channels and keep a receipt. This way you are assured of a safe transaction.

How does a mortgage work for off-plan property in Dubai?

You use your own funds during construction. You pay the payment plan instalments from your own funds. A mortgage is usually arranged only at handover, for the amount still outstanding at that point. Some banks provide finance earlier, but the UAE Central Bank sets a 50% maximum for off-plan property.

Situation (UAE resident)Maximum mortgage
First home up to AED 5m80%
First home above AED 5m70%
Second home or investment60%
Off-plan, before handover50%

Non-resident? These maximums do not automatically apply. Banks use their own, usually stricter, rules for foreign buyers. If you live abroad, expect to contribute more of your own funds.

Income matters. In principle, your total monthly debt repayments may not exceed 50% of your gross monthly income, and the mortgage may not exceed 7 times your annual income. The maximum term is 25 years.

Borrow more after handover? If the property is worth more than your purchase price at handover, a bank may sometimes provide additional finance based on the valuation through equity release. This requires a separate discussion with an adviser.

An estimate, not advice or an offer. Statutory maximums are no guarantee. Income, debts, age, employer and credit profile determine what a bank will actually lend.
