A new icon is taking shape on Dubai's coastline. Palm Jebel Ali, the ambitious sister development to Palm Jumeirah, is now launching the sale of luxury beachfront villas under the name Palm Jebel Ali Villas. Developed by Nakheel, the creator of Palm Jumeirah, this project offers a rare opportunity for those seeking modern beachfront villas with spacious plots and views of crystal-clear waters.
Palm Jebel Ali is Set to Become Dubai's New Luxury Beach Address
Palm Jebel Ali is strategically located between Dubai and Abu Dhabi, near Al Maktoum International Airport. The island is more than twice the size of Palm Jumeirah and distinguishes itself with wider fronds, a smart infrastructure that separates residential traffic from hotel access, and a design that ensures cleaner seawater and less stagnant water.
Within this new project, Nakheel is launching two villa collections: The Beach Collection and The Coral Collection. Both consist of high-quality villas with 5 to 7 bedrooms, modern layouts, and direct access to private beaches. Palm Central (formerly the Coral Collection) will also play a significant role, with future amenities such as shops, restaurants, and leisure facilities.
Each villa is situated at a minimum mid-frond level or higher, meaning residents can expect wide, unobstructed views over the Arabian Gulf. In total, approximately 2,000 new villas will be added to the island, a substantial addition, yet the overall supply in the entire Emirate remains limited. Dubai currently has only around 2,500 beachfront villas in total, ensuring scarcity persists for the foreseeable future.

Plots start from approximately 790 m² (converted from 8,500 sq ft), with prices starting from AED 25 million (approximately €6.8 million, £5.8 million). This places the price just below the threshold of USD 1,000 per sq ft, which is remarkably low for a free-standing beach house in a tax-free country like the UAE.
Buyers can choose from six unique villa designs. Those who enter early have the advantage of selecting the best locations and designs before so-called "completion premiums" drive up prices upon handover. While a doubling in value at completion is unlikely, the value is expected to rise gradually as the island's infrastructure, hotels, and amenities are completed.
It is important to note: this is not a project aimed at generating quick profits. It is about long-term value, location, and a future-proof design. The infrastructure is also innovative, with separate access for residents and visitors to minimise traffic congestion, an improvement over older projects such as those on Palm Jumeirah.
