Entry Budget for Property in Dubai: Is €30,000 Enough?

Many people hear that with a budget of €30,000 to €40,000 they can already enter the Dubai property market. But is this really true, or is it mainly a clever sales tactic? The truth lies somewhere in the middle and depends heavily on the type of property and its location.

What about deposits and additional costs?

For the purchase of off-plan property in Dubai, a deposit of 20% is usually required. What is often not mentioned upfront is that on top of this, there are also 4% Dubai Land Department (DLD) fees. This means that in practice, you will need to have approximately 24% of the purchase price available upfront before you become the owner of a property.

This breaks down as follows:

  • 20% deposit ≈ €38,400 (approx. AED 154,000 / £33,000)

That already totals €46,080 (approx. AED 184,800 / £39,600). This is a starting price, and the project has been on the market for some time. It is likely that the studios are priced slightly higher. Incidentally, for this project you can also opt for a 10% deposit instead of 20%, which does make a difference.

After this, the staged payments follow, which can occur monthly, quarterly, or semi-annually. An advantage is that these payment plans are interest-free, making the financial commitments more manageable.

What is a realistic entry budget today?

A few years ago, it was indeed quite possible to enter the market with €30,000 to €40,000, especially in the studio and smaller apartment segment. Today, the situation is different. For a one-bedroom apartment, you typically need between €50,000 and €60,000 (approx. AED 200,000-240,000 / £43,000-51,500) of your own funds to get started. For studios in the south of Dubai, it is sometimes still achievable with €30,000 to €40,000, but the supply is limited.

This makes it clear that the entry threshold has become higher. Nevertheless, the Dubai property market remains attractive due to the flexible and interest-free payment plans offered by developers.
