Damac Islands 2: Why the Five-Bedroom Villas Are the Smartest Choice

The first phase of Damac Islands was a success: four-bedroom units sold for approximately AED 2.4 to 2.5 million and five-bedroom units for AED 3.6 to 3.7 million. Now, almost a year later, we are in phase two and are seeing a slight price increase.

Four-bedroom villas are now priced at around AED 2.7 to 2.8 million (approximately €680,000 / £580,000) and five-bedroom villas for about AED 3.8 to 3.9 million (approximately €950,000 / £810,000).

Why the Five-Bedroom Villa Is Worth Considering

While both options can be a solid investment, the five-bedroom villa offers several clear advantages that make a difference. Firstly, the layout is more spacious: these villas feature a ground floor, a first floor, and a rooftop terrace. The rooftop includes an additional room with a terrace, providing extra living space. Furthermore, these units have a separate maid’s room.

The latter is particularly important if you intend to rent out the property. The four-bedroom variant does not have a separate maid’s room. In that case, the tenant would have to sacrifice one of the four bedrooms for domestic staff, effectively reducing its functional capacity to a three-bedroom home. For families or larger households, this can be a disadvantage.

Therefore, the five-bedroom villas are not only more practical for personal use but also more attractive to tenants. More space, a better layout, and the retention of all bedrooms make this type of unit a logical choice if the budget allows. For around AED 3.8 million, you get a high-quality home with significant potential, both in terms of living comfort and return.
