Buying a property in an off-plan project can seem attractive, but many people proceed without fully understanding the risks. Below are several important points you should consider before signing a contract.
The price per square foot is more important than the number of bedrooms. Check if the price is at least 25% lower than that of comparable, already completed properties in the area. This will help you determine if you are getting a good deal. Furthermore, do not automatically assume that prices will always rise. It is wiser to calculate based on an annual growth rate between 0% and 8%. Anything above that is a bonus, but not a guarantee.
It is also crucial to work with proven developers. Check whether they have delivered their previous projects as promised. Even major names can sometimes bring projects to market at prices that are too high. Therefore, do not rely on reputation alone; do your due diligence.

Understand the Terms and Be Prepared to Hold
If you plan to sell the property on before it is completed, check the terms and conditions carefully. Some projects allow this after just 20% payment, while others only permit it after 50%. These details can make or break your plans.
Also, do not buy if you cannot hold the property until completion. Flipping may sound attractive, but if you do not have that flexibility, the risk is too great. Remember: past successes do not automatically mean the next project will perform just as well, even if it is from the same developer.
