Are Too Many Villas Being Built in Dubai? An Overview of the Supply
The real estate market in Dubai is growing rapidly, and a frequently asked question is: are too many villas being built? A look at the facts shows that the supply is actually quite manageable, especially when you consider the total demand.
From major developers such as Meraas, Nakheel, H&H, Aldar and Emaar alone, numerous villa communities are under construction in the areas above the new Al Maktoum Airport and towards DIFC. This overview only includes the larger projects and omits smaller developers and even well-known names such as DAMAC and Sobha. It also does not exclusively cover detached villas: in many cases, townhouses have also been included in the count.

Dubai Islands will see 615 villas built, D1 West will get 700, and Nad Al Sheba Gardens has 1,149 planned. Nakheel's Opal Gardens in District 11 will have 435, while Dubai Hills currently has 734 homes under construction. At Aldar's The Wilds, there are 883 villas in various sizes, and the nearby Haven project comprises 1,194.
What do the figures tell us about the coming years?
Other notable numbers: Avelon will get 1,500 units (partly townhouses), Acres 1,171, and Tilal Al Ghaf will have 950 villas built. Jouri Hills at Jumeirah Golf Estates comes in at just under 300. In Oasis, 1,581 villas have been launched so far, with a further 3,100 units planned, but these are not expected for another four years. Grand Polo Club (phase 1) stands at 895.
When looking only at projects due for completion in the next four years, and excluding the district of The Valley, there are a total of 12,085 villas and townhouses planned, ranging from three to seven bedrooms. The Valley itself adds another 6,724 homes, although that area may not be attractive to everyone due to its location.
In short, although it seems as if new villas are springing up everywhere, the actual number under construction is relatively modest. Most projects are well distributed across Dubai and are aimed at different target audiences.
