The Archive at a glance

The Archive is a residential project by Imtiaz Developments at the Dubai Land Residence Complex (DLRC) in Dubai. The project includes studios and apartments with 1, 2 and 3 bedrooms, with a starting price of AED 666,000. Handover is scheduled for Q3 2028. The building consists of two 17-storey towers on Sheikh Mohammed Bin Zayed Road, which are connected by a shared podium. The design is inspired by a library, with a central library space with about 10,000 books, a special writerโ€™s room and a reading lounge. The facade combines glass and bronze metal for a contemporary look.

The library theme has been implemented throughout the residence, from the entrance hall with bookcases to the apartments with built-in shelves and reading lamps. Residents have access to a library with tens of thousands of books, a writerโ€™s room and a reading lounge on the ground floor. On the roof is a reading salon with fireplace. The location on Sheikh Mohammed Bin Zayed Road offers good connections to various parts of Dubai, including Dubai Creek Harbour, Dubai Design District and The Dubai Mall within about 20 minutes. The project is suitable for those looking for an apartment in a thematic environment, with a payment plan of 60/40 and a deposit of 20%.

What you buy at The Archive

The available housing types are studios and apartments with 1, 2 and 3 bedrooms. Floor areas range from 36 to 176 m2. Each home is designed with the library theme in mind: in the living room a fixed bookshelf is integrated, next to a reading lamp and a comfortable chair overlooking the skyline. In the bedroom there is a wall shelf just past the bed, so books are within reach without getting up. Even in the kitchen there is an illuminated bookshelf next to the coffee making area. The finish uses neutral tones and natural materials, appropriate to the library atmosphere.

The layout of the apartments is functional and focused on reading comfort. In addition to standard amenities such as a modern kitchen and bathroom, each property has smart storage space for books. The studios are compact and suitable for singles or couples, while the larger apartments with 2 and 3 bedrooms offer more space for families. All homes have large windows that provide a lot of natural light, which makes reading pleasant. The apartments are delivered with a high quality finish and are immediately ready for habitation. The bathrooms and kitchens are equipped with modern fixtures and materials of good quality.

Architecture of The Archive by Imtiaz Developments

The Archive consists of two residential towers of 17 floors each connected by a shared podium. The towers are located on the Sheikh Mohammed Bin Zayed Road and have a striking architecture with stacked cantilevers, glass facades and bronze-colored metal accents. On the ground floor there is a central entrance hall which is designed as a library with about 10,000 books, a writerโ€™s room and a reading lounge. The roof offers a reading salon with fireplace and a sky lounge. The podium includes covered seats, a gym, a playground, a multifunctional lounge and a BBQ room.

Imtiaz Developments is the developer of The Archive. The company is known for projects with a high degree of finishing and attention to detail, and The Archive is no exception. The concept is fully built around the theme of reading and books, which manifests itself in both the architecture and the furnishing of the common spaces and the homes. The community has a quiet and inviting atmosphere, partly due to the many reading places and the carefully chosen materials. The two towers share a number of amenities on the podium, allowing residents to meet easily.

Location and surroundings of Dubai Land Residence Complex (DLRC)

The Archive is located in the Dubai Land Residence Complex (DLRC), a rapidly developing residential area in Dubai. The complex is located on the Sheikh Mohammed Bin Zayed Road, one of the main roads of the city. As a result, many destinations are easily accessible. The area offers a mix of residential and recreational facilities, including Global Village and IMG World of Adventure at a short distance. Academic City is about 5 minutesโ€™ drive away, which makes the project interesting for students and educational staff. In addition, attractions such as Dubai Creek Harbour and Dubai Design District can be reached in about 20 minutes.

Various hotspots in Dubai are easily accessible from The Archive. Dubai Creek Harbour, Dubai Design District, Dubai International Airport and The Dubai Mall are all about a 20-minute drive away. Global Village and IMG World of Adventure are about 10 minutes closer. This central location makes the project suitable for people who regularly travel or use the facilities in the city centre. The proximity of the Sheikh Mohammed Bin Zayed Road ensures a smooth flow to other parts of the emirate. In addition, Academic City is only a 5 minute drive away, ideal for academics.

The 60/40 payment plan at The Archive

The payment plan for The Archive is built up according to a 60/40 distribution. This means that 60% of the purchase price is paid during construction and the remaining 40% at handover. The purchase requires a deposit of 20%. The remainder of the 60% is paid in instalments according to a schedule established by the developer. This structure allows buyers to spread the payment over the construction period, making it a flexible option for those who do not want to pay the full amount directly. The exact deadlines will be published at the time of purchase.

Buyers of The Archive are accompanied by a registered real estate agent with a RERA licence, who is registered with the Dubai Land Department. You donโ€™t have to contact the developer; the real estate agent arranges the entire purchase process for you. This gives extra security and ease, because you are dealing with a professional who knows the local market and leads you through the procedures step by step. From the first call to the final transfer, everything is handled transparently and according to the applicable rules. So you know exactly what youโ€™re up to and you can invest with peace of mind.

How does a mortgage work for off-plan property in Dubai?

You use your own funds during construction. You pay the payment plan instalments from your own funds. A mortgage is usually arranged only at handover, for the amount still outstanding at that point. Some banks provide finance earlier, but the UAE Central Bank sets a 50% maximum for off-plan property.

Situation (UAE resident)Maximum mortgage
First home up to AED 5m80%
First home above AED 5m70%
Second home or investment60%
Off-plan, before handover50%

Non-resident? These maximums do not automatically apply. Banks use their own, usually stricter, rules for foreign buyers. If you live abroad, expect to contribute more of your own funds.

Income matters. In principle, your total monthly debt repayments may not exceed 50% of your gross monthly income, and the mortgage may not exceed 7 times your annual income. The maximum term is 25 years.

Borrow more after handover? If the property is worth more than your purchase price at handover, a bank may sometimes provide additional finance based on the valuation through equity release. This requires a separate discussion with an adviser.

An estimate, not advice or an offer. Statutory maximums are no guarantee. Income, debts, age, employer and credit profile determine what a bank will actually lend.
