How to avoid the wrong off-plan broker in Dubai
Choosing an off-plan broker in Dubai is not a decision you should take lightly. Stories from friends and acquaintances show that not every broker is equally reliable or knowledgeable. Some brokers excel in the existing housing market but have little experience with new-build projects. Others promise mountains of gold but ultimately deliver little. How do you avoid going into business with the wrong person? By paying close attention to a number of essential points in advance.
In this article, we list the most important checks. It is not a one-time decision; you will work with this broker for years. From finding the right unit to the final handover and possibly the resale. With these tips, you increase the chance that you choose a broker who puts your interests first and guides you through the entire process.
Check whether the broker is aware of upcoming launches
Not every broker is treated the same by developers. Developers look at the broker's track record: how many units have they sold before, how well can they position the project in the market? A broker with a strong track record and good marketing skills often gets priority at new launches. That means they have earlier access to the best units and can sometimes negotiate better prices or terms. If you choose a broker without that reputation, you run the risk that you are not considered at all for popular projects, or are left with only the less attractive options.
In addition, it is essential that your broker knows which launches are coming up. A good off-plan broker has a network and inside information about planned projects. This allows them to inform you in time and possibly reserve a place for you before general sales start. This is important because popular projects are often sold out within a short time. If you hear about a launch too late, you may miss the chance to enter at an early stage at the lowest price. Therefore, ask explicitly about upcoming projects and how the broker gets that information. A broker who only responds to existing supply may miss the best opportunities.
Ask for an ROI comparison between projects
A good off-plan broker can make a comparison for you of the expected return (ROI) of different projects. That sounds obvious, but practice shows that the vast majority of brokers cannot or do not do this. An ROI comparison shows what the expected rental income is, what costs are involved and what the possible appreciation is based on comparable projects in the area. Without such an overview, it is difficult to determine which project best fits your goals. Therefore, always ask for a concrete calculation, not just nice stories.
Brokers often base their advice on feeling or on what they themselves have to sell. A broker who cannot make spreadsheets or has no data on rental prices and sale prices in the area does not give you the full picture. That can cost you money later. A professional broker shows you which assumptions they use, for example about the rent you can ask or the annual appreciation. This allows you to judge for yourself whether the figures are realistic. If a broker cannot provide substantiation or remains vague, that is a red flag. After all, you want to invest based on facts, not based on promises.
Pay attention to the personal connection and resale possibilities
You will have contact with your broker for years, so it is important that you have a connection. You want someone who takes your questions seriously, responds quickly and keeps you informed about the progress of the project. A broker who is only interested in the sale and then never lets you hear from them again is not a good choice. Remember that after the purchase you will often still have contact, for example for updates about the construction, payment schedules or changes. A pleasant collaboration makes that much more enjoyable.
Even if you plan to live there yourself, life can change. Perhaps you move back to your home country, get a job in another city or want to sell your property to take profit. That is why it is wise to choose a broker who can also sell your property later. You already know this broker and they know exactly what you bought, which makes the sale smoother. Moreover, they have an interest in helping you well after the purchase too, because a satisfied customer is more likely to return or recommend them to others.
Check the broker's experience and own holdings
A broker who does not own any off-plan property themselves may not truly believe in the product they sell. It is a good sign if your broker has invested in the projects they recommend. They then know from their own experience how the process works, from the down payment to the handover. Moreover, there is a greater chance that they will advise you honestly, because they are also financially involved in the same market. Therefore, feel free to ask whether the broker owns off-plan units themselves and which projects those are. A broker who owns nothing themselves does not have to be a bad broker, but it is something to weigh up.
The time someone has lived and worked in the UAE also says something. A broker who has only been active for six months has limited knowledge of the market and the rules. They may not yet have experienced how a project is handed over or how the market reacts to changes. Someone who has worked in the UAE for more than two years has more experience and is likely still active in three years to help you. That is important because with off-plan purchases you often have a horizon of several years. You want your broker to still be there then to answer questions or solve problems.
Test the speed of response and customer service
A quick response and good customer service are crucial. If a broker responds slowly before you have paid, there is a good chance they will become even slower after payment. So pay attention to how quickly they answer your emails or messages and whether they think along proactively. Ask yourself: do they give clear answers, or do you have to chase information multiple times? A professional broker understands that you are making a large investment and that you have many questions about it. They will put you at ease and respond quickly, also to seemingly small questions.
Good customer service does not stop after the sale. A broker who remains reachable after the purchase for updates and problems is worth gold. They can help you with questions about the construction, payments or changes in the project. Some brokers even respond quickly years later, because they see their customers as a long-term relationship. You can test this by asking a few questions in advance and seeing how quick and complete the answer is. If you already feel that you have to walk on eggshells to get an answer, it probably will not get better later.
