Dubai continues to grow and transform, but some development locations are not yet in the spotlight. For savvy investors, it pays to look beyond well-known zones like Downtown, Dubai Marina or Palm Jumeirah. Here are six areas with interesting long-term value potential.
Palm Jebel Ali: Large Island Project with Future Potential
Palm Jebel Ali is an existing and official project by Nakheel, and is part of the famous Palm islands. It is almost twice the size of Palm Jumeirah and is being redeveloped as a launchable master community with residences, hotels, maritime facilities and recreational amenities.
Although the project is still under development and has not yet seen a broad sale of handover units, it holds significant long-term investment value. Palm Jebel Ali is located on the west side of Dubai and will receive infrastructure and connections to Dubai South and Al Maktoum Airport.
Why it’s interesting: unique island, large scale, future value and relatively early phase.
Jebel Ali Race Course Area: Central Location Between Prime Locations
The zone around the Jebel Ali Race Course is not far from valuable neighbourhoods such as Jumeirah Village Circle (JVC), Emirates Hills, Dubai Internet City and major highways like Sheikh Zayed Road and Al Khail Road. This positioning makes the area highly strategic, especially for future mixed-use projects.
Status: officially accessible and viewed as a major transformation area with green spaces and low density. Project plans are still expected.
Meydan Horizon: New Masterplan Near the Racecourse
Meydan Horizon is a registered and active master community project close to the Meydan racecourse area. It is located in MBR City and offers residences, retail and lifestyle facilities with good connections to Downtown Dubai, Ras Al Khor and Dubai International Airport.
Homes, infrastructure and community amenities are planned, and some projects are already on sale or under development. This area has a lot of open space and a forward-thinking urban masterplan.
Why it’s interesting: large communities, visible sales and growing infrastructure.
Al Quoz: Transformation from Industrial to Creative Living and Working Area
Al Quoz is an existing district in Dubai undergoing an interesting transformation. It was historically an industrial area but has seen significant growth in recent years in creative hubs, art galleries and cultural zones like Alserkal Avenue.
Although Al Quoz is not a completely new off-plan area, it has urban transformation potential and can still offer value for those who enter early.
Why it’s interesting: transformation, central location and mix of living and working functions.
Creek-Adjacent Zone Between Creek Harbour and Al Jaddaf
The area between Dubai Creek Harbour and Al Jaddaf has no official name or launched masterplan, but is located on a strategic corridor. Creek Harbour itself is a large and successful waterfront project with skyline views and proximity to metro connectivity.
The yet-to-be-developed zone between these areas has potential for future development once Creek Harbour is further completed and infrastructure opens up the area.
Why it’s interesting: good location, views of Creek Tower and Creek Square Mall, proximity to metro.
Satwa / Jumeirah Garden City: Major Transformation Plans
Satwa and the concept of Jumeirah Garden City are recurring themes for redevelopment in the city. Although Jumeirah Garden City has not been officially launched as a project with construction dates, its location is close to Downtown, City Walk, the airport and beaches, making it very attractive.
The historic plans for Garden City have been present in urban planning trends for years and remain interesting for investors with an eye for long-term transformation.
Why it’s interesting: central location, mixed-use urban redevelopment.
