How Some Unscrupulous Agents Operate

A commonly used trick is simple but effective: an agent convinces the tenant to transfer the rent not directly to the owner, but to the agent’s account. This is often accompanied by persuasive language, fake documents, or supposedly urgent situations requiring quick action. Once the money is received, the agent disappears, sometimes even leaving the country.

Although the police are often quickly involved in such cases and launch an investigation, it is difficult to recover the money if the perpetrator is already outside the country’s borders. Yes, a travel ban can be imposed, but by that time the money is usually already gone, and the damage to the tenant is significant.

What You Can Do to Protect Yourself

The most important thing is to never transfer rent or a security deposit to an agent’s account. Always ask for the property’s title deed and verify that the person you are dealing with is indeed acting on behalf of the owner. Always make payments directly to the owner and use official channels, such as a registered real estate agency.

Another good step is to check if the agent is registered with the Real Estate Regulatory Agency (RERA). Registered agents have a unique RERA number that you can easily look up online. If you don’t trust it, walk away. In Dubai, there are plenty of reliable agents who work transparently.

Especially in a city where demand for rental properties is high and things often move quickly, it is important to stay alert. A quick deal is never a good excuse to take risks with your money.
