What is a residence visa in Dubai?

A residence visa is an official permit that gives foreign citizens the right to live in the United Arab Emirates for an extended period. Without this permit you can stay in the country for a maximum of 90 days on a tourist visa. Once you receive a residence visa, you gain access to many facilities in Dubai, such as banking, healthcare, education and the ability to sign contracts.

The validity of a residence visa varies depending on the type: one year, two years, three years or even ten years in the case of a so-called Golden Visa. Each type offers a unique combination of benefits and conditions that match your reason for staying.

The Emirates ID: more than an identity card

An essential part of the residence process is the Emirates ID. This electronic identity card is mandatory for every holder of a residence visa. It serves as an official form of identification within the UAE and is required for day-to-day matters such as opening a bank account, signing a tenancy agreement, registering a car and obtaining a driving licence. The Emirates ID is also linked to your medical records, providing access to healthcare.

The Emirates ID is applied for once your residence visa has been approved. The process includes a medical test, completing an application form and submitting biometric data such as fingerprints and an iris scan. The card is valid for the same period as the visa and can be renewed at the same time.

Who is a residence visa suitable for?

There are several ways to obtain a residence visa in Dubai, depending on your personal situation and purpose of stay. Employees are eligible based on an employment contract with a local company. Entrepreneurs can obtain a visa by setting up a business, for example in one of Dubai’s many free zones. There are also options for property owners, investors, freelancers, students and retirees.

Those without employment or who do not wish to start a company can still apply for a residence visa through alternative routes.

A commonly used option is to purchase property with a minimum value of AED 750,000. Freelancers can obtain a residence visa through a freelance licence and client contracts. For retirees, there is a dedicated retirement visa, provided they meet the financial requirements.

Residence visa for investors: real estate and entrepreneurship

Dubai offers unique visa options specifically for investors. If you invest in property worth at least AED 750,000 (around €180,000), you are eligible for a standard two or three year residence visa. This visa can be renewed as long as you keep ownership of the property. The investment can be spread over one or more properties, as long as the total amount meets the minimum requirement.

For entrepreneurs and shareholders of UAE companies, there is the investor or partner visa. This allows you to legally live and work in Dubai while running your business. You can apply for this visa based on the registration of a local company, including the trade licence and proof of shareholding. This visa is usually valid for two to three years and allows you to sponsor family members.

There is also the prestigious Golden Visa for long term residence. This is granted to investors who invest at least AED 2 million in property or a business in Dubai. The Golden Visa is valid for ten years, is self sponsored and offers additional benefits such as easier business setup, family coverage and smoother renewals.

How does the application process work?

Applying for a residence visa in Dubai follows a structured process:

  • Decide on the correct visa type based on your situation (for example work, investment or family)
  • Gather the required documents such as passport, passport photos, medical insurance and proof of investment or employment
  • Submit the application at a certified typing centre or online via the GDRFA system
  • Complete a medical examination at an approved clinic in Dubai
  • Apply for an Emirates ID by biometric registration (fingerprints, iris scan and photo)
  • Wait for approval and visa stamping in your passport
  • Receive your Emirates ID card within a few working days
