In Dubai, apartments with private swimming pools on the balcony are becoming increasingly popular. At first glance, it seems like a luxury dream, but in practice, these units can pose serious problems.

The Construction Risks of Dozens of Swimming Pools

A single swimming pool already requires advanced engineering to remain structurally safe. When every apartment in a building has its own balcony pool, you quickly end up with hundreds of pools. That literally means thousands of litres of water, or tonnes of extra weight. No architect or structural engineer will say this is a good idea. Even if it is technically feasible, it significantly increases the risk of structural damage, especially in the long term.

Top developers avoid these designs not because they lack the funds or creativity, but because they understand the risks. Buildings in Dubai must withstand extreme temperatures and seasonal weather conditions. Adding dozens of open-air swimming pools compromises the building’s integrity.

Humidity, Mould, and Insects: The Hidden Dangers

Dubai is known for its hot summers with extremely high humidity. When you add dozens of open-air swimming pools to a building, you create a breeding ground for moisture problems. High humidity means a greater chance of mould formation, wood rot, and other moisture damage to your interior. Furthermore, damp areas also attract insects, leading to an uncomfortable and unhealthy living environment.

The problem is not just localised to your own unit. If your neighbours poorly maintain their pool, it will also impact your apartment. Mould spreads easily, and moisture problems are often impossible to isolate to just one balcony.

Maintenance Becomes a Full-Time Job

Unlike communal pools maintained by the building or the owners’ association, a private balcony pool is entirely the owner’s responsibility. And that is no small task. Pools require daily, weekly, monthly, and annual maintenance. Think about cleaning, checking pH levels, adding chemicals, and inspecting pumps and pipes.

Many of these balcony pools don’t even have a proper filtration system, meaning the water can become dirty quickly. Without constant attention, your pool can turn into a breeding ground for bacteria. And even if you maintain your pool well, poorly maintained pools belonging to neighbours can still cause problems.

In the long term, this type of unit loses its appeal. They are harder to rent, decrease in value, and are sooner seen as a liability than a luxury asset.
