Where is the better investment: Dubai or Tangier?

More and more people are looking at alternative places to invest in property. A frequently asked question is therefore: do you choose Dubai or, for example, Tangier in Morocco? Both cities have their charm, but there are clear differences in the property sector. The choice often depends on factors such as tourism, regulation and market transparency.

Dubai remains attractive for tourists all year round

Dubai has grown into an international hotspot with a continuous flow of tourists. Thanks to its modern infrastructure, luxury amenities and year-round sunshine, it is an attractive place for both holidaymakers and business travellers. This means there is almost always demand for holiday rentals or long-term lets. Dubai Marina and Palm Jumeirah are good examples of this. That constant tourist flow ensures a more stable occupancy rate than in Tangier, where tourism is mainly seasonal. It is busier in the summer, but outside the peak season it remains relatively quiet.

Regulations in Dubai provide more certainty for investors

What also makes Dubai attractive is the way investors are protected. There are clear rules and laws that work in favour of buyers. Think of the use of escrow accounts, where the buyer’s funds are managed securely until the project is completed. Such safeguards are often less well established in Morocco, which slightly increases the risk.

Tangier is certainly not a bad option, especially for people who know that market well. But for those looking for stability, transparency and a vibrant property market, Dubai simply offers more certainty and opportunities.
