Flight Paths Cause Noise Concerns and Doubts Over Dubai Islands

Dubai Islands is not receiving universal acclaim, and this is largely due to noise concerns. The area is situated directly beneath the current flight path for Dubai International Airport. As a result, residents can experience noise levels of up to 70 decibels, which is comparable to the sound of a vacuum cleaner in the living room. Not exactly a relaxing thought when you dream of a peaceful beachside life.

Studies indicate that every additional 10 decibels of aircraft noise can reduce property values by up to 9%. This is no small impact. Consequently, demand for properties, particularly in Island A, is currently lower. However, the tide appears to be turning.

Al Maktoum Airport Changes the Game

It has been confirmed that Dubai International Airport will relocate all its operations to Al Maktoum Airport by 2032. This move means flight paths will also change, eliminating the noise over Dubai Islands. In the long term, this presents significant opportunities for buyers and investors.

Once the noise disturbance ceases, property prices in Island A are expected to rise by an average of more than 25%. Some projects in this part of the islands already offer a favourable price per square foot, making them attractive for forward-thinking investors. Island B is already unaffected by aircraft noise, but it is primarily the projects in Island A that are anticipated to see the most significant value appreciation once the skies become quiet.

Investing in the right project on Island A now could therefore allow one to benefit from the upcoming quiet. However, as always, thorough due diligence remains essential.
